In connection with the organised and media-covered protest against the "overdevelopment of Varna," which also affects the Sun City Residence – Galata investment project, Express Garantsion, as the contractor, expresses its position:

All actions taken by the company in the preparation and implementation of the project are carried out in full compliance with the applicable Bulgarian legislation, including the regulations in the field of construction, spatial planning, ecology, and public infrastructure.

The project has all the necessary permits, opinions, and expert assessments issued by the competent state institutions. The geological and engineering-geological reports prepared unequivocally show that there is no risk of landslides or other dangerous processes in the area that could endanger human life, health, or infrastructure.

In the spirit of transparency and responsibility to the local community, Express Garantsion has organized several open days, during which it presented all available documentation, expert assessments, permits, and the conceptual design of the future vision for the complex. Unfortunately, yesterday's protesters refused to attend these meetings and participate in a constructive dialogue.

Despite repeated invitations for feedback, no specific arguments supported by facts and expert opinions have been presented so far. This behavior raises reasonable doubts that some of the protests are motivated by personal or private interests rather than genuine concern for the community.

It should be emphasized that the site on which the project will be implemented is a former abandoned military base—a neglected and unusable area that has become a problem zone for the Galata neighborhood over the years. This place has never been a protected natural area or natural resource, and for a long time it has been left without maintenance or public function. The abandoned base has not been a forest or a "green belt" for at least the last 100 years. For nearly 15-20 years, the site has been overgrown with saplings, which in no way can be characterized as having any ecological value. It is completely unsuitable for public use, tourism, and does not represent a site of biodiversity.

The Sun City Residence project aims to transform this abandoned land into a modern, well-developed complex for residential and public needs, with state-of-the-art infrastructure, rich and exotic green areas, along with numerous spaces for social, cultural, public activities, and tourism. We can say that, according to the project, its implementation will enrich Varna and Bulgaria with a unique and completely autonomous residential complex that will meet the highest global standards for an overall urban atmosphere.

Such a complex can be called a "dream" for anyone who strives for maximum convenience and comfort in life, family development, and peace of mind in complete harmony with a beautiful natural environment. A project that belongs entirely to the 21st century and the future.

The investment includes significant improvements and expansions to the infrastructure in the area, including:

- construction and modernisation of the power supply network;
- improvement and expansion of the water supply and sewerage system;
- provision of capacity for future development of the neighbourhood;
- creation of conditions for sustainable service to the growing population.

All these opportunities have been pre-studied and agreed upon with the competent institutions. The implementation of the project will contribute to the long-term improvement of the living environment in Galata and will expand the possibilities for water supply, power supply, and urban infrastructure throughout the area. The future Sun City Residence project will definitely improve the quality of life of the current residents of the area by creating significantly better opportunities and conditions for work, leisure, and services in all aspects.

It is also important to note that some of the protesters' demands coincide with the company's goals, including the need to improve transport connectivity and develop key infrastructure projects, such as the construction of a second bridge over the bay and easier access to the neighborhood.

This shows that the project does not conflict with public needs but, on the contrary, contributes to their fulfilment.

More broadly, such investments are important not only for a single neighborhood, but also for the development of the city and the country as a whole. They create conditions for economic growth, employment, retention of young people, and the transformation of Bulgaria into a modern, attractive, and competitive country for living, development, and entrepreneurship.

Attempts to block such projects without a reasoned expert basis actually work against the public interest, contrary to the law, against the development of Varna and, in general, against the long-term interests of the country. We would not like to think that the citizens of Galata and Varna, as well as the media, are being manipulated unacceptably by individuals pursuing their own personal or specific political interests.

Express Garantsion remains open to dialogue, transparency, and cooperation with all citizens and institutions seeking solutions that promote sustainable development in the interests of society as a whole.
